Before the Contract is Signed

We can help the Real Estate Agent with finalising the Contract.

Provide us with a copy of your Contract.

Sign the Contract once you are satisfied with it.


After the Contract is Signed

What we do

Provide you with details of all aspects of the purchase you need to be aware of.

Send you a list of searches for you to choose which searches you want us to carry out for you, we discuss the searches with you and what searches we recommend for the property.

What you do

Pay the deposit price.

Take out insurance on the property.

Arrange a building and pest inspection.

Arrange finance for the property with your bank.

Advise us of the searches that you would like carried out on the property.


Before Settlement

What we do

Carry out the searches and discuss the results with you.

Discuss the building and pest inspection report with you.

Prepare documents transferring the property.

If applicable, prepare documents for the First Home Owners Grant or any other concessions.

Calculate Stamp Duty.

Calculate settlement figures and make adjustments as necessary.

Arrange settlement with the seller’s solicitors, banks, and any other parties involved.

What you do

Discuss any queries with us about the search results and building and pest inspection.

Sign the documents transferring the property, and any other applicable documents.

Review settlement figures and discuss any queries with us.



What we do

A settlement agent will attend the settlement on your behalf, the documents and settlement money will be exchanged.

Immediately call you to confirm that settlement has taken place.

Request the Real Estate Agent releases the keys/remotes/access cards to you.

Confirm details of settlement in writing to you.

Collect the keys to your new home!
